No. 93-19 Petition of NEIGHBORHOOD HOUSING DEVELOPMENT <br /> CORPORATION to rezone the premises commonly <br /> known as 888 East Cantrell Street from R-5 <br /> Two Family Residence District to O-1 Office <br /> District. <br /> Mr. Jeffrey Perkins, President of the Neiqhborhood Housinq <br /> Development Corporation, was present and spoke for the petition <br /> stating the request to rezone 888 East Cantrell to O-1 Office <br /> District so the Neighborhood Housing Development Corporation <br /> could use the location as an office. The corporation is <br /> non-profit and acquires homes for rehabilitatinq in an effort to <br /> help the community. Mr. Perkins stated that the building at 888 <br /> East Cantrell could also be used as a small community center. <br /> The corporation will hold homeowner seminars and job training <br /> sessions. Others in the community could use the location for <br /> neighborhood meetings. <br /> Mr. May questioned if the building is in bad repair. Mr. Perkins <br /> stated that it is and the corporation will renovate the structure <br /> with funds received from the Community Development Block Grant. <br /> Mr. Gruenewald questioned if there is adequate parking space. <br /> Mr. Perkins stated that the building is small and would only be <br /> used for seminars, neighborhood meetings, etc. The building is <br /> 22' x 48' and will not hold large gatherings. Minimum parking <br /> requirements will be met. <br /> Mr. May questioned the lot to the west. Mr. Perkins stated that <br /> the corporation owns two lots; the one with the small building <br /> and the one adjacent to it which is to the west. <br /> Mr. Clevenger inquired if off-street parking is required. <br /> Mr. McQueen stated that a minimum of three off street parking <br /> spaced are required for this office site. The entrance would be <br /> on Cantrell Street and the exit on Maffit Street. <br /> There were no objectors present. <br /> Mr. Gruenewald noted that the area is residential and questioned <br /> consideration of an O-1 zoning. <br /> Mr. McQueen presented the recommendation of staff: <br /> The subject tract is presently zoned R-5 Two Family Residential <br /> and is developed with a masonry structure which is presently <br /> vacant. This structure has previously been used as an office; it <br /> has been listed as a nonconforming use for several years. <br /> Inasmuch as the existing building has been vacant for over one <br /> year the nonconforming status has lapsed. The purpose of the <br /> proposed zone is to allow a new office use. <br />
