6. That existing and proposed utility services are <br /> adequate for the proposed development. <br /> The land and buildings in a Planned Unit Development <br /> shall be used only for those uses enumerated under <br /> respective underlying zoning classification, except <br /> that duplex and multifamily dwellings shall be <br /> permitted in any �single family classification, and <br /> further provided that no residential development <br /> shall be permitted in any "M" classification. <br /> The average lot area per family contained in any <br /> residential development, exclusive of the area occupied <br /> by streets, shall not be less than the lot area per <br /> family required in the district in which the <br /> development is located. In the case of two family <br /> and multifamily developments, said minimum lot area <br /> shall be located within the same lot or tract as the <br /> development including common open and green areas. <br /> However, square footage above the minimum requirement <br /> for a single family lot shall not be counted in <br /> density calculations for a two family or multifamily <br /> building or complex. <br /> The maximum height of buildings and minimum setback <br /> regulations as set forth under the respective zoning <br /> classification may vary within the development, <br /> dependent upon common open space areas, topographic <br /> features, or other unique and unusual characteristics <br /> of the land and development. <br /> Dedication of land for public parks, playgrounds, <br /> and/or schools may be required. <br /> A site plan containing the information as set forth below and <br /> prepared in accordance with stated guidelines and regulations <br /> shall be submitted: <br /> 1. Existing and proposed contours <br /> 2. General location and size of all structures and <br /> indication of exterior design character <br /> 3 . Location of all vehicular access points <br /> 4. Number and size of off street parking spaces, <br /> loading zones, and traffic circulation on site <br />
