� <br /> page 4 - Decatur City Plan Commission - 6/4/87 <br /> \ <br /> Mr. McQueen continued with the following recommendationa: <br /> The sub�ect petition requests that premises commonly known as 788 <br /> East Clay Street be rezoned from R-6 Multiple Dwelling District <br /> to 0-1 Office Diatrict. Containing approximately 30,000 aquare <br /> feet, the area in question is presently occupied by a vacant <br /> maeonry atructure which wae previously the St. James Convent. <br /> The purpose of the proposed zone is to enable occupancy of the <br /> building by DOVE, Inc, for general offices and residential <br /> occupancy in con,�unction with the domestic violence ehelter <br /> program, which is co-ordinated by Dove. <br /> Upon review of land use and zoning patterns for the general area, <br /> ataff notes that adjoining premises to the east are zoned 0-1 and <br /> occupied by the St. James Credit Union; this zone was established <br /> in 1975. Property to the immediate north is zoned B-2 and <br /> developed with a parking lot which serves the Municipal Center. <br /> Adjoining areas to the west and south are zoned R-6 and developed <br /> ' with the St. Jamee Church and reaidential structures <br /> respectively. <br /> Recognizing the exiating land use and zoning as noted, etaff is <br /> of the opinion that the propoaed would be a logical extenaion of <br /> said existing 0-1 zone. Furthermore, we feel that the proposed <br /> C zone and development would be consistent and compatible with the <br /> general area while providing for re-use of an exiating building <br /> which otherwise could remain vacant. Lastly, etaff believea that <br /> , the proposed zone would be consistent with the comprehensive land <br /> use plan. <br /> In view of the data presented, etaf£ recommende approval of the <br /> petition with the provision that said agreement for off-stseet <br /> parking and vehicular accees be submitted in proper form. <br /> Mr. Bertram asked when they plan to open thie facility. <br /> Mr. Spannaus stated they hoped it would be within the next month. <br /> Mr. Bertram aeked if the two weeks allowed enough time to take <br /> care of the parking problem. <br /> Mr. Spannaue said yea. <br /> Mr. Myatt asked if it could be tabled by the City Council if the <br /> work is held up. <br /> Mr. McQueen etated the City Council could act on the propoeal as <br /> submitted by petitioner or take action in accordance with the <br /> Commiesion'a recommendation. <br /> \. It wae moved and seconded (Myatt/Bertram) and unanimously <br /> approved that Cal. No. 87-13 be recommended to the City Council <br />
