i• . <br /> the Commission under the terms hereof. <br /> Any repairs, however, necessitated by the carelessness, <br /> omission, neglect or improper conduct of the County or the City, <br /> their servants, employees or agents, shall be made at the expense <br /> of the County or City, as the case may be. <br /> SECTION II <br /> Lease Term and Rentals <br /> A. In consideration of the rents reserved and the <br /> covenants, agreements and other terms and conditions herein pro- <br /> vided to be kept, observed and performed by the County, the Com- <br /> mission does hereby lease and demise to the County those portions <br /> of the Site and the Macon County Law Facilities Center allocated <br /> to its use as specified in the statement appended hereto, marked <br /> Exhibit "A" and made a part hereof, to hold for a term commencing <br /> as of the date of this Lease and ending on April 1, 2006. <br /> B. The County covenants and agrees, on or before <br /> December 1 of each of the years hereinafter designated, to pay to <br /> the Commission for the use and occupancy of the space allocated <br /> to it under the terms of this Lease, the following annual <br /> rentals: <br /> -7- <br />
