-2- <br /> sanitary sewers , water mains, surface water drainage and drains, drive- <br /> ways and driveway and street entrances and all other such improvements <br /> in that phase in accordance with applicable City Codes, Ordinances, <br /> standards, customary specifications , rules and regulations, and submit <br /> the same to and secure the approval of the same in writing by the Depart- <br /> ment of Public Works of the City. <br /> d. That the drives and driveways in said development including <br /> the entrance ways thereto shall be designed and constructed with turning <br /> radii sufficient to accomodate emergency fire supression vehicles and <br /> fire lanes and fire hydrants shall be provided in accordance with <br /> applicable Codes and standards , and petitioners shall cause plans for <br /> the same to be prepared and submitted to and the approval in writing <br /> thereof secured from the Fire Department of the City before the commence- <br /> ment of construction or furnishing thereof. <br /> e. That sanitary interceptor sewers shall be provided by petitioners <br /> as heretofore agreed between petitioners and Decatur Sanitary District; <br /> which said sanitary interceptor sewers and appropriate easements wherein <br /> the same are constructed shall be dedicated and conveyed by petitioners <br /> to said District and that before furnishing the same, petitioners shall <br /> cause engineering plans to be prepared and submitted to and approved <br /> in writing by the Department of Public Works of the City. <br /> f. That all water mains and sewers other than sanitary interceptor <br /> sewers and storm drains substantially as shown on Exhibit A shall be <br /> furnished by petitioners and shall be dedicated to the City along with <br /> appropriate conveyance of easements wherein the same are constructed. <br /> g. Although reference is made on said Exhibit A to the proposed <br /> construction of a Marina, a community building and a swimming pool on <br /> premises of the City and outside the premises hereinabove described, no <br /> permit or permiss�on is granted hereby for such development and the same <br /> shall not be undertaken absent agreement between petitioners and the City <br /> approved by the Council by separate action. <br /> h. No building in any phase of said development shall have a <br /> level below 620 feet elevation above mean sea level. <br /> i. That Phases I and II of said development plan, subject to <br /> all the other limita�ions and conditions set out herein may be constructed <br /> w�th access only to East William Street Road but no building permits for <br /> the construction of residential improvements shall be issued for any other <br /> phase until a second access to said premises is provided by petitioners <br /> from North Country Club Road substantially as shown in Exhibit A and <br /> petitioners at their expense improve North Country Club Road from said <br /> access South to East William Street Road, such improvement of said portion <br /> of North Country Club Road to be in accordance with urban design criteria <br /> commensurate with anticipated travel , but in no case less than City of <br /> Decatur subdivision minimum standards. <br />
